Stationary or roving
Both are contracted per property. The difference is how much of an engineer your building needs, not what they are capable of.
Stationary
A dedicated engineer assigned to your property — full-time or on set days each week. They hold the keys, know the tenants, and are on site before a problem becomes a call. For buildings whose systems, square footage or tenant load justify someone in the building.

Roving
One engineer covering a route of properties on a fixed schedule. Each site gets the same person, the same familiarity and the same accountability — without carrying a full-time salary for a building that does not need one.

An engineer working alone can only take a building so far. Every one of them eventually finds work that exceeds what one person and a hand truck can do — a restroom that needs remodeling, grounds that have gone untended, a suite that needs building out, a lot that has not been washed in two years.
At most firms that is where it stops: a note in a report, a vendor search, three bids and a month gone. At M5 it becomes a work order to the team down the hall — scoped by people your engineer already works with, quoted by the same company, scheduled by the same account manager, on the same invoice.
That is the difference between contracting an engineer and contracting M5. You are not hiring a person. You are hiring the company standing behind them.
Facility Solutions
Repairs, porter service, power washing and exterior upkeep — plus the on-call dispatch bench when something breaks outside your engineer’s hours.
Special Projects
Tenant improvements, common area refreshes, ADA upgrades and restoration. The scopes too big for one person and too small for a GC.
Janitorial
Nightly cleaning, floor care and turnover final cleans, coordinated around your engineer’s schedule rather than against it.
Landscape
Grounds, irrigation and tree care on a scheduled route, so the outside of the building matches the inside.
