Our Landscape team maintains the grounds that frame your property — turf, beds, trees and the irrigation that keeps them alive. We work on a scheduled route with an assigned crew, handling both routine maintenance and the repairs that come with it, under the same agreement and the same point of contact as the rest of your building.
We manage water as carefully as we manage appearance. Irrigation is where most commercial landscape budgets quietly leak, so our crews test controllers and zones on every visit, document usage, and flag drought-tolerant conversions worth making before a water district asks for them.

Seasonal color, holiday installs, one-off cleanups and whatever else the site needs. Tell us the property and we will build the route around it.
Inside a visit
The crew works a route sheet built for your site, not a generic checklist. Mow and detail work happens first, then a walk of the irrigation zones on rotation — heads, drip, controller programming — so every zone gets eyes on it over the course of a month rather than only when something dies.
Anything outside the scheduled scope gets photographed and quoted rather than performed and invoiced. Dead or declining plant material is flagged with a cause and a replacement cost before it becomes a bare patch someone complains about.
We visit on a set schedule built for your site on a standard agreement, and can hold a seasonal schedule where summer and winter warrant different cadence.

- How often will crews be on site?

- Do you handle irrigation, or is that a separate vendor?
- We handle it. Controllers, valves, heads, drip and leak repair are all in scope — no second number to call when a zone floods.
- Can you work to our water budget or district requirements?
- Yes. We track usage, adjust schedules seasonally, and produce the documentation districts ask for during restrictions.
- What happens if plant material dies?
- We flag it with a cause and a replacement cost rather than quietly leaving a gap. Material we install under a quoted project carries a written warranty.
- Do you respond to storms outside the schedule?
- Yes — dispatched through our Facility Solutions team on a time-and-materials basis, so it is the same company and the same invoice.
- Can Landscape be added to an existing M5 agreement?
- Yes. If we already maintain your building, grounds can be added to the same agreement, the same invoice and the same point of contact.
