M5 Services is a commercial building services contractor based in Pleasanton. We maintain and repair commercial properties across the Tri-Valley, the East Bay, San Francisco, and the Peninsula: office buildings, retail, and industrial sites for property managers and national facility groups.

We're not a big-crew outfit. Our engineers and technicians work with a full maintenance team behind them, and they're trusted to solve the problem in front of them without waiting on a project manager.

We hire people from union and non-union backgrounds. What matters is what you can do in a building.

Open roles

Licensed service trades

  • Commercial HVAC Service Technician — $35 to $45 an hour. Rooftop units, split systems, packaged equipment, controls. EPA 608 Universal required.
  • Commercial Electrician — $35 to $45 an hour. Lighting, panels, circuits, controls, troubleshooting. California Electrician Certification required.
  • Commercial Plumber — $35 to $45 an hour. Drains, fixtures, water heaters, backflow, leak investigation.

Maintenance and finish

  • Commercial Door and Hardware Technician — $30 to $40 an hour. Closers, panic devices, locksets, hollow metal frames.
  • Commercial Maintenance Technician, Multi-Trade — $30 to $45 an hour. The work that doesn't fit neatly in one trade.
  • Commercial Drywall and Finish Technician — $30 to $40 an hour. Patching, taping, texture matching in occupied buildings.
  • Commercial Flooring Technician — $30 to $40 an hour. Carpet tile, VCT, LVT, base, subfloor prep.
  • Commercial Painter — $30 to $40 an hour. Touch-ups, common areas, suites between tenants.

Support crews

  • Porter Tech — $25 to $35 an hour. A role we built ourselves: part day porter, part maintenance tech. You keep a property looking right and fix what breaks while you're there. A real way into the trades.
  • Commercial Day Porter — $25 to $30 an hour. Common areas, restrooms, lobbies, and being the M5 presence tenants see.
  • Night Janitorial — $23 to $28 an hour. Commercial office buildings after tenants leave. We are building this crew now, so there is room to move up as it grows.
  • Commercial Landscape Technician — $25 to $31 an hour. Mowing, edging, pruning, irrigation repair.
  • Commercial Window Cleaner — $25 to $35 an hour. Water-fed pole and purified water systems, working from the ground.
  • Construction Labor, Nights and Weekends — $35 to $45 an hour. W-2 on-call. Demo, haul-out, material handling on jobs that run when the building is empty.
