How a project
runs
It starts with a walk. We scope on site rather than off a description, so the number you get reflects the building as it actually is — not as the drawings claim. You receive a written scope, a fixed price and a schedule before anything is committed.
Most of our work happens in occupied buildings, which is its own discipline. We phase around tenants, work nights and weekends where it matters, protect the paths people use, and keep the dust and noise where they belong.
We coordinate directly with property managers and third-party vendors to streamline communication, scheduling, and quality assurance throughout the project — and you deal with one account manager from scope to sign-off.

- How is this different from hiring a general contractor?
- For work in this range, a GC adds a layer of management cost and a slower start. We self-perform the trades, carry our own licence and insurance, and move faster on scopes that do not justify full GC overhead.
- Can you work in an occupied building?
- Yes, and most of our work is. We phase around tenants, work nights and weekends where it matters, and protect occupied paths of travel throughout.
- Do you handle permits and inspections?
- Yes. We coordinate permits and support inspections through to sign-off as part of the project scope.
- What happens if the scope changes mid-project?
- Changes are priced and approved in writing before any work proceeds. Nothing lands on the invoice that you have not seen first.
