One person on site who cleans and fixes — porter duties plus real technical skill, so small repairs get handled the day they are spotted instead of becoming a work order. Talk to us about it.

How a call
gets handled

A request comes in — through your work order system, by email, or by phone — and gets assigned to a technician with the right trade rather than whoever is nearest. You get an acknowledgement with a name and a window, not a ticket number and silence.

Anything that turns out bigger than the call suggested is photographed and quoted before work proceeds, with a not-to-exceed number so the invoice never surprises you. Work is closed out with photos and notes in whichever system you use.

Because we self-perform across trades, most calls resolve on the first visit instead of becoming a return trip once someone sources a part or a sub.

How fast do you respond?
Quickly — and you will know exactly how quickly before we hang up. We give you a technician’s name and an arrival window on the first call rather than an auto-reply. Urgent work goes to the front of the queue, and agreement clients are prioritized around the clock.
Will you work in our work order system?
Yes. We already operate in ServiceChannel and Corrigo, and we can take work by direct email or phone if you’d rather keep it simple.
Do you self-perform or subcontract?
HVAC, plumbing, electrical, general repair, exterior work and porter service are self-performed by M5 employees. Specialty trades are subcontracted, and we manage and warranty that work.
Do we need an agreement to call you?
No. On-call work is available without one. Agreement clients get priority dispatch and agreement pricing, which is usually what makes the agreement worth it.
What happens if the job turns out bigger than the call?
It’s photographed and quoted before work proceeds. Nothing above the agreed not-to-exceed happens without your approval.
Do you offer weekend or after-hours support?
Yes. We offer extended hours and weekend availability upon request for janitorial, engineering, Facility Solutions and special project needs.
